Solving the Affordable UK Housing Crisis | Monday Morning Musing #9

The way I see the world of land, planning, and development for property investors and developers is simple. You need three key components to unlock an unlimited number of property deals, ultimately helping to increase the supply of homes and create a more affordable housing landscape:

1. The Land or Building – Finding the right deal is crucial. Identifying opportunities where value can be added through development, repurposing, or regeneration is essential.
2. The Knowledge & Expertise – Success in property development requires a deep understanding of planning laws, construction processes, legal frameworks and much more. Having the right expertise ensures that projects can be executed efficiently and effectively.
3. The Capital to Transact – Even with the right property and expertise, access to finance is what turns potential into reality. Funding is the fuel that powers property transactions, developments, and ultimately, the creation of more homes and commercial spaces.

At Merryoaks, we specialise in providing the capital, the essential third pillar that makes property deals happen. While my background as a developer, investor, and former estate agent has given me strong expertise in the first two areas, I have chosen to focus on property finance.
